Expansion of New Homes at Costa del Sol halved in 2011

As per the Association of Builders and Developers of Malaga (ACP), from the stock of 25,000 brand new homes available only 10,000 or less than half were sold in 2011 by developers in the Malaga province which, is home to the Costa del Sol.

Houses available at lower prices have propelled their sales which created a dent in the housing starts for the past 3 years. It is mostly evident in popular tourist resorts like Marbella, indicating an alarming slowdown of the housing expansion.

Also the lengthy lead timeframes synonymous with the construction industry could serve with a severe paucity of new homes in the near future.

Inadequate supply will worsen the situation if, the demand for new homes picks up, roughly around 22,000 new homes, based on the population. Potential buyers are keeping a distant from this market due to fears of unemployment.

Almost 45 percent of the first-time buyers of the 200,000 population of unemployed in Malaga are young adults scouting for a home in order to start a family if, circumstances are favorable.

Most of this fiasco is to be blamed on the politicians quoted President of the ACP, Jose Prado. “During these years they haven’t done anything for earning fortune out of construction also did not practice any method for attracting investors towards property in Spain”.

Spanish Costa del Sol has long been a favourite with European holiday-makers. Having one of the best climates in Spain, the Costa del Sol boasts a wide range of leisure time activities as well as cultural delights. In combination, these are the reasons for a large British expat community having settled here and it has largely been the driving force behind the real estate market at the Costa del Sol out-performing the rest of Spain.

Spanish economic woes have resulted in a fall in real estate prices by as much as 30 percent in this region, making the Costa del Sol once more the bargain hunting ground for foreign investors from Britain, Scandinavia and now also Russia.

Mr Ignacio Osle, sales director at “Taylor Wimpey de España”, said he is confident 2011 has been off to a good start, describing the 43 percent increase in foreign enquiries to his company’s offices at Benahavis at the Costa del Sol as “an encouraging sign”.

The Spanish government, meanwhile, released its own statistics on the increase of tourists flocking back to the Costa del Sol. This news should cheer up buy-to-let investors, whose rental returns should rise as a result. In the first quarter of 2011 Spain welcomed some 9 million holiday-makers, accounting for a 2.9 percent increase in tourism compared year-on-year.
